The situation

Early one morning, a homeowner in Narrabeen woke up to a flooded bathroom. The flexible connection under the vanity had let go, and water was running freely before he’d even worked out where it was coming from. He called us straight away.

Over the phone, we talked him through finding and shutting the isolation valve under the vanity, the small valve that controls water to just that fitting. That stopped the flood in its tracks before any more water could get out, well before we were even in the car. We were on site within the hour.

What we found

How do I stop a flooded bathroom from a burst flexible connection before the plumber arrives?

Find the isolation valve under the fitting that's leaking, toilet, vanity or kitchen sink, and turn it a quarter turn to shut off water to just that fitting. If you can't find it, or the water's coming from somewhere you can't isolate, turn off the main water supply at the meter instead. Either way, cutting the water off is the single most important thing you can do before help arrives.

How long do flexible connections under taps and toilets last?

Most are only rated to last around 5 to 10 years, even though they often keep working well past that with no obvious warning signs. Age, not appearance, is the better guide: if you don't know how old the connections under your sinks and toilets are, or they're original to an older home, it's worth having them checked rather than waiting for one to fail.

Do isolation valves need replacing when a tap is replaced?

Often, yes. The small isolation valves under a sink or toilet usually go in at the same time as the tap, so by the time a tap is old enough to need replacing, the valve underneath it has usually seized or corroded as well. We check these at the same time as any tap replacement and replace them if they won't turn and hold properly.
